Local history

A Lumber-Boom Town on the Cedar River

Gladwin was settled in 1875, during Michigan's lumber boom. It was first called Cedar, then renamed after the county because another Michigan town already had that name. It became a village in 1885 and a city in 1893, and it had 3,069 residents at the 2020 census.

The city sits on the Cedar River at about 784 feet. The county is named for Henry Gladwin, the British commander at Detroit during Pontiac's War. It was named in 1831 and organized in 1875, the same year the city was settled.

Outside the city, Gladwin County is mostly rural and lake country, with many seasonal and year-round homes on private septic systems.

Gladwin County Septic Rules Under CMDHD

Gladwin County is one of six counties served by the Central Michigan District Health Department, along with Arenac, Clare, Isabella, Osceola and Roscommon. CMDHD handles well permits, septic permits and its Time of Transfer program.

Under that program, properties with onsite wells or septic systems in all of Isabella County and in Secord Township in Gladwin County must be evaluated when they're sold or transferred. Failing systems, or ones that don't meet CMDHD's approval criteria, need corrective action. Working systems built to older standards don't have to be upgraded unless there's a public health nuisance.

If you're selling in Secord Township, plan the evaluation early, and consider having the tank pumped and inspected beforehand.

The Four Lakes

Lake Properties and the Dam Rebuilds

Secord, Smallwood and Wixom lakes, along with Sanford Lake downstream, are the Four Lakes now managed by the Four Lakes Task Force after the 2020 dam failures drained Wixom and Sanford. Reconstruction has been funded with about $220 million in state and federal money.

The task force's estimates put substantial completion of Smallwood Dam in July 2026, Secord Dam in September 2026 and Edenville Dam, which holds back Wixom Lake, in September 2027. As lakes return, cottages come back into regular use.

A cottage that sat quiet for years may have a tank full of old sludge or a field that's changed. Have it pumped and checked before the first busy summer.

Cottage Septic Checklist for Gladwin County

Seasonal places need a bit of extra attention:

  • Pump in the fall, after the last big weekend of the season
  • Know whether the property is in Secord Township before listing it for sale
  • Check the tank and field if the cottage sat unused for years
  • Test any pump and alarm before the season starts
  • Keep guests from flushing wipes and grease

Distance

Getting Service in Rural Gladwin County

Lake roads and long driveways can slow a pump truck, and some cottages have tanks that are hard to reach. Giving the contractor clear directions and a note about access helps them plan.

For routine septic tank pumping, booking ahead of the summer rush often means more flexible scheduling. If there's a backup, call right away and stop using water. Winter visits to a closed-up cottage are possible, but snow on a seasonal road can add time, so mention it when you send the request.

Common calls

What Gladwin-Area Owners Usually Call About

Reopening a cottage

Owners bringing a lake place back into use after the drawdown years want the tank pumped and the field checked first.

Secord Township sales

Sellers need the well and septic system ready for CMDHD's Time of Transfer evaluation before closing.

Pump alarms

Lots with pump chambers or raised systems need working floats and alarms. Mound system service covers that upkeep.

Quick answer

Is a Septic Inspection Required to Sell in Gladwin County?

It depends on the township. CMDHD's Time of Transfer program requires a well and septic evaluation when property is sold in Secord Township in Gladwin County, as well as all of Isabella County. Elsewhere in Gladwin County, buyers and lenders may still ask for one. Check with the Central Michigan District Health Department for current requirements before listing.

Gladwin FAQ

Can you connect me with a contractor in Gladwin?

Yes. Send a request with your address or lake, and we'll connect you with a local contractor who serves Gladwin County.

Who issues septic permits in Gladwin County?

The Central Michigan District Health Department, which serves Gladwin and five other counties.

What happens if my system fails a Time of Transfer evaluation?

Under CMDHD's program, failing systems need corrective action. Systems that work but were built to older standards don't have to be upgraded unless there's a public health nuisance.

Seasonal use usually means less wear, but a pump-out every few years and a check after long periods of disuse is a good habit.
